Spanish apartment prices by city (2026)
Spain's for-sale apartment market spans a wide price range, from the Mediterranean coast to the capital. Across the 15 cities tracked here, Landomo aggregates listings from more than 600 property portals and removes duplicates, so each figure reflects a single, de-duplicated snapshot of what sellers are actually asking. Madrid leads at €6,388 per square metre and also carries the deepest inventory with 3,292 active apartment listings, while coastal and inland value markets sit far lower — Torrevieja closes the ranking at €2,650 per square metre. The gap between the most and least expensive city is over €3,700 per square metre, underlining how much location shapes asking prices nationwide. Balearic and Costa del Sol hotspots such as Palma de Mallorca and Marbella command premiums close to the capital, whereas Andalusian cities like Granada and Seville remain among the most affordable major markets on the list.

How we calculate this
Each figure is the median asking price per square metre across active for-sale apartment listings on Landomo, captured in a snapshot on 7 July 2026. We include only apartments between 15 and 500 m², trim statistical outliers by keeping values between the 5th and 95th percentiles, and report a city only when it has at least 200 active listings. Prices reflect what sellers ask, not final sale prices, and are aggregated and de-duplicated from more than 600 source portals.
