Warsaw, the capital, sits second at 17,376 zł and dominates supply with 24,052 active listings, more than any other city on the list. Every figure below is a median asking price per square metre drawn from live listings aggregated across 600+ portals and de-duplicated, giving a single, portal-independent view of what sellers are actually asking as of 7 July 2026.

Wrocław's median asking price is 13,432 zł per square metre across 13,335 active listings — the second-largest inventory in our Polish dataset after Warsaw. That combination of scale and mid-tier pricing places it fifth nationally.
Poznań's median asking price is 12,493 zł per square metre across 6,082 active listings, placing it seventh nationally — below Gdynia yet comfortably above the Katowice-to-Rzeszów cluster. A steady, mid-priced western market.
Łódź offers the most affordable entry among Poland's larger cities, with a median of 9,312 zł per square metre across 7,416 active listings. Only Bydgoszcz asks less, making Łódź the value option among major metros.
How we calculate this
Each figure is the median asking price per square metre across active for-sale apartment listings on Landomo, captured in a single snapshot on 7 July 2026. We include only apartments sized between 15 and 500 m², trim statistical outliers to the 5th–95th percentile band, and report a city only when it carries at least 200 active listings. Prices reflect what sellers ask, not final transaction values, and are aggregated from 600+ portals with duplicates removed.
